How much do you charge?  What will it cost me? 

These questions likely are similar to one of the first questions you want to ask a home inspector.  This is very understandable.  Every dollar saved can be put toward the purchase of your home so saving money is a good idea. 
Saving money is not a good idea if every dollar saved now, costs you ten dollars a few months down the road or did not cover safety issues you did not think of before you signed the contract.  
You need also to ask what value are you getting as not all inspectors will be thoroughly GREEN trained, or carry equipment to monitor toxic gas detection, or can deliver a CO home safety plan that all residents can follow much like a home fire plan, or make themselves well trained on issues that impact Ontario home ownership rather than generic homes.

Asking me for the price of a home inspection is like asking a real estate agent how much it will cost to buy a house.  He will not be able to answer until he has more details.
Many factors can affect the price.  Having said that I do have levels that are simple to relay over the phone.

  • The size of the house. 
  • The age of the house.
  • Does the house have a garage.
  • Are there other outbuildings to be inspected.
  • Does it have more than one HVAC system.
  • Is the house a townhouse, semi-detached or detached.
  • What kind of reporting mechanism you want: 1)computer generated with checks, narrative, pictures and educational articles sent to your email address. 2) paper report on NCR forms that will not have illustrative pictures or articles deleivered at the end ot an inspection. 3) a verbal consultation after the inspection per se is done.

And remember:  Don't just look at price; look at value as well. 

If you are price shopping, make sure you compare value with value.  The price is the amount of money you hand to me at the end of the inspection.  The value is the benefit you receive from the inspection.  Will you get a CO monitor education and a CO exit plan for your house? Or get a no charge air leakage test to improve your comfort and reduce your power usage and costs? Many home inspectors do not crawl up into attics and miss a lot of potential issues that only a closer examination will reveal.  Many inspectors will not know how to guide a home buyer into greener living options if that is a value item for living well in the 21st century.
